All house plans offered by EveningStudios.com are compliant with the 2018 International Residential Code (IRC).

Most municipalities in the United States have adopted IRC standards but many have requirements specific to the area. Coastal areas and those subject to seismic events, heavy snow, extreme winds, etc. may require additional design review and modification. It is the responsibility of the purchaser of our house plans to verify and comply with all applicable codes, ordinances, regulations and requirements of the jurisdiction in which the design is to be built. EveningStudios.com authorizes the use of our plans on the condition that purchasers comply with all local building codes, ordinances, regulations and requirements, including permits and inspections.

If there are specific design requirements beyond those provided by Evening Studios products, a licensed structural engineer, architect or other design professional may be required to review, modify and stamp your drawings. 

All plans and designs are the intellectual property of eveningstudios.com and Evening Studios PLLC. Evening Studios retains title and ownership of all of its plans and designs, purchased or otherwise. Upon purchase of a house design, Evening Studios as the Licensor, grants the purchaser, as Licensee, the right to use these plans to construct a single structure and no more.

These drawings, specifications, designs and ideas are the property of Evening Studios PLLC. No part therof shall be copied, disclosed to others or used in connection with any work or project other than the specific project for which they have been prepared without the written consent of Evening Studios PLLC.

All Evening Studios plans are protected under the Federal Copyright Act, Title XVII of the U.S. code and Chapter 37 of the Code of Federal Regulations. EveningStudios.com retains title and ownership of the original plan documents. The plan documents licensed through purchase are for the construction of one dwelling only and cannot be used by or resold to any other individual or company.

No Evening Studios plans can be copied or reproduced by any means unless explicitly authorized by Evening Studios. Reproduction of these home plans, either in whole or in part, including any form of copying and/or preparation of derivative works thereof, for any reason without prior written permission, is strictly prohibited. The purchase of a set of home plans in no way transfers any copyright or other ownership interest in it to the buyer except for a limited license to use that set of home plans for the construction of one dwelling. The purchase of additional sets of that home plan at a reduced price from the original set or as part of a multiple set package does not convey to the buyer a license to construct more than one dwelling. Similarly, the purchase of reproducible sets carries the same copyright protection. To use any plans more than once, and to avoid any copyright /license infringement, it is necessary to contact the plan's designer to receive a release and license for any extended usage. While a purchaser of PDFs or CAD files is granted a license to make printed copies from those files, purchasers must understand that as copyrighted material, making photocopies from blueprints is illegal.

Copyright and licensing of Evening Studios house plans for construction exist to protect all parties. Copyright infringement is a serious crime. Penalties can include actual damages, statutory damages, reimbursement of reasonable legal fees, damages and loss of profits.

Additional Services

Upon purchase of a house plan design, Evening Studios offers a complimentary 30 minute phone consultation to discuss the particulars of your project, help answer questions about the design you are considering and understand how we can help to make the right choices. 

Design consultation, either before or after purchase of plans is $150/hour. In-person, phone or virtual conferencing options are available. A typical consultation might address questions around building modifications and customizations, sustainability optimization, site and landscape design. Consultations can last for as long as needed. Please make appointments via email or phone with appropriate advance notice in order to insure adequate time to address your needs. Appointments are held via credit card. In advance of consultation meetings, please have all available site and design goal information in preparation for meeting. Evening Studios will provide a Pre-Consultation Questionnaire which will help us, and you, to understand your goals, constraints and opportunities.

While our house plans are designed to be adaptable to most sites, we understand that each purchaser's situation is unique and circumstances may require modifications to the original design. At Evening Studios, we are designers first and foremost and we look forward to the opportunity to help customers tailor a Evening Studios design to fit their specific needs.  

Typical modifications to the purchased plans may include enlargement of spaces, addition of rooms, designed elements like lighting and cabinetry and other customization options. Also, sustainability and efficiency goals may require consultation or design modifications in order to optimize the potential of site, structure and user goals.  All design services are $150/hour.
